To approve an application, the usual rule is the “triple” rule: applicants need a net monthly income equal to three times the rent.
This is called the “debt-to-income ratio”, set at 33.3%. If it is exceeded, a guarantor living in mainland France (who may be a relative, usually a parent) will be required, and in that case their ratio must not exceed 25% (4 times the rent).
You can also provide guarantees without personal guarantors (or bank guarantees, which are often costly and require funds to be blocked).
We recommend third-party organisations that make it easier to qualify, by building a file on their website that gives you a certificate of prior approval:
- VISALE is a free state-backed housing guarantee that allows a debt-to-income ratio of 40%
- GARANT ME is provided by a group of insurers and allows a ratio of 50%, for an annual fee
Click the name of each guarantor (in capitals above) for more information or to sign up.
In both cases, their prior approval will be checked by Cabinet Fiduciaire Wayenberg before the lease is signed.
